Is it me or is everything just a little bit crazier in March? First, there’s the weather. Then, there’s getting ready for Easter—baskets, egg hunts, etc. And of course the NCAA March Madness.

This March also marks the fifth month of life after TRID…we know that adapting to the new rule has been a bit maddening (for all of us), but we want you to know that we’re here for you as your partner and doing everything we can to make this transition as smooth and as seamless as possible.

That said, this month’s newsletter is filled with information that can help stop the madness, such as how to download our latest Point® release and how to take advantage of the growing non-agency jumbo market. Hey! You! Get on to my Cloud

We hear that by the end of this year a very big mortgage technology provider will no longer offer their self-hosted LOS. Instead, they will force many of their clients to move to the cloud—whether they want to or not.  

When it comes to the cloud, we’re agnostic — we can see pluses and minuses for different kinds of originators. For pro-cloud banks and lenders, we’ve developed PathSoftware™, a cloud-based LOS that delivers flexible, yet highly-structured workflows for maximum productivity and management visibility.

Meanwhile, we’re continuing to invest in Point, our flagship self-hosted LOS. PointCentral®, the server version of Point, will continue to offer both self and third-party hosting options, because we understand that our clients need choices.

So get on the cloud, or don’t…either way, we think lenders should decide how they operate their business.

Point and PointCentral Version 9.3 are Coming

On March 1st the CFPB provided further clarification about Construction and Construction-to-Permanent loans. As a result, we are making the following changes in the soon-to-be-released Point 9.3:

  • Updates to the dynamic messaging on the Loan Estimate and Closing Disclosure for construction and construction-to-permanent loans, when using a single set of disclosures, to conform to the clarified CFPB regulation.
  • Updates to the Adjustable Payment Tables on the Loan Estimate and Closing Disclosure to display the Interest Only months field for interest-only ARM loans.
  • Updates to PointCentral to expand TRID business rule and reporting capabilities.
  • Updates to ULDD data for Fannie Mae Phase  2.

We understand this has been a difficult transition (for everyone involved) and are committed to continuing our partnership with the mortgage community for mutual success through this era. We appreciate the loyalty and support you’ve shown us throughout the past five months as we, and the entire industry, work through TRID.

Decoupling: Why Did We Do That?

Having to manually do something that used to be automated is a pain, and not being told why this is happening can be frustrating. That is why we want to take this opportunity to explain the reason we have decoupled the Loan Application and the Fees Worksheet in Point.

In pre-TRID Point, the Fees Worksheet, Loan Application, and Borrower Information screen shared the housing expense data which was automatically populated on the Loan Estimate from the Fees Worksheet. 

After TRID became effective, the data sharing caused the values on the disclosed Loan Estimate to change when they were revised on the Loan Application.

To ensure that the expenses disclosed on the Loan Estimate are retained for an accurate comparison to the Closing Disclosure, housing expenses must now be entered manually on both the Borrower Information screen and Fees Worksheet. See our KB articles and Point 9.2 Overview for more information.

PointCentral users can add workflow rules as a reminder to enter Loan Application data on the Loan Estimate.

The good news: In an upcoming release we plan to add a one-time copy button on the Fees Worksheet to copy data from the Loan Application and Borrower Information screen.

Webcaster / INK-it Update

WebCaster® Version 3.2, Service Pack 4 (SP4) is coming in April. This release will include the following changes:

  • Modifications made to borrower instructions to complete the long form application will save properly.
  • A 4506/4506-T attestation check box acknowledgment was added to INK-it for electronic signing and documenting in the summary.
