September has always marked a sort of unofficial beginning of the New Year. When I was younger, it was the start of another school year and with it, buying new supplies, meeting new people and discovering new ways to grow and learn. Now that I'm an adult, September represents the start of the fall conference season, as well as business planning and budgets for the New Year. And our theme of CONNECT, LEARN, SUCCEED is right in line with what we are all doing this time of year.

This is when we focus on connecting, meeting new people and nurturing current relationships at conferences; educating and investing in ourselves by reviewing the previous year and learning about changes and challenges we will have to meet in the new one; and preparing in every way possible to succeed and reach our goals. And if I had to pick one of the three that will be my, and probably your, main focus for the next few months, it's the centerpiece of our theme, LEARN.

Fannie Mae and Freddie Mac Announce Redesigned Loan Applications

On August 23, 2016, Fannie Mae and Freddie Mac announced the publication of the redesigned Uniform Residential Loan Application (URLA)—commonly referred to as the Fannie Mae Form 1003 or Freddie Mac Form 65—and the Uniform Loan Application Dataset (ULAD) Mapping Document. This marks the first material updates to the URLA in more than 20 years.

Revisions made to the URLA include:

  • A redesigned format to support accurate data collection and improve efficiency for a more consumer-friendly experience.
  • New and updated fields (such as the borrower's email address and cell phone number) that reflect today's more connected environment.
  • Clearer instructions so borrowers can complete the loan application with minimal help from the lender.
  • The revised Home Mortgage Disclosure Act (HMDA) demographic questions.
  • A non-executable URLA form translated in Spanish to help borrowers complete the form.

The URLA is supported by the ULAD, mapping to the MISMO version 3.4 reference model.

The URLA and ULAD were published last month to provide the industry with ample time to begin the necessary implementation preparations. Lenders can begin using the new URLA on January 1, 2018 to collect expanded HMDA demographic information. A timeline for required use of the redesigned URLA and ULAD will be established at a later date.
